WHY DO WE NEED DRAWINGS AND A PERMIT?

The drawings ensure the contractor builds what you want. Most every jurisdiction in the U.S. will require approved drawings and permits for construction. This is one area you don’t want to fudge.

WE DON'T HAVE AN ARCHITECT, CAN YOU HELP US?

Yes! Emilie’s experience is specifically in commercial interior design and interior architecture, and we regularly partner with licensed architects and engineers to assist us on projects that require it.

WE NEED TO MOVE IN (LOW NUMBER) MONTHS, WHAT CAN WE DO TO OUR NEW SPACE?

It depends. We always recommend beginning to look for space around 18 months out from when you need to move in, and then work backwards from there, since planning, design, and construction could take about that long. If you only have a few months until moving day, updating paint and carpet, along with the needed furniture and signage would be the fastest, most easy updates that we can help you with! HOW DO YOU WORK?

We start with a phone call and if your project fits with the way we work, we will come out see your new, proposed, or existing space, or review plans you already have to help determine the scope of work. We’ll create a proposal and contract to begin work. Then we work through the standard design process through construction and signage and furniture installation.

HOW DO YOU CHARGE?

We create our proposed flat fee based on the scope and area of work. If additional work is requested or required, we bill hourly in quarter hour increments.

HOW LONG WILL THIS TAKE?

The time it will take for your completed space will depend on a number of factors, starting with, have you found your space to lease or buy? This process can take months and that is an early step. We generally estimate about six months of design and documentation time for the clear-scoped, decisive client, with permitting and construction following. Submit your project today and we can discuss your current needs.

WE WANT TO GC THE PROJECT OURSELVES TO SAVE MONEY. WILL YOU WORK WITH US?

No is the short answer, but there is one caveat. If you already are an experienced commercial General Contractor or love your previous experience with working with one, then of course, we’d be interested in collaborating on your new space! If you do not have experience with large commercial construction projects, then I can say with absolute certainty, you will not save money. The learning curve is steep (read: expensive in time and money) and our Construction Administration fee is based on working with experienced professionals. Trust us on this one!

What locations will you take projects?

We are based in the Washington, DC area, but have and will work on projects located anywhere in North America. We are happy to hop on a plane to see your space or can easily work on your home remotely!
